In that case, the area needs to be prepped and re-coated to prevent moisture penetration. EIFS has excellent resistance to dirt, mildew, and mold. If the surface ever gets stained, it can usually be cleaned by power washing. Various EIFS systems are designed to be very flexible, which makes them highly crack resistant. Periodic maintenance should include thorough checking of the flashings and caulk joints to ensure that the building envelope remains watertight.
